Early Sneak Peak of "Aqualina"

The East Bayfront redevelopment was recently named in our list of "7 Most Exciting Proposals in Toronto".  The multi-million dollar redevelopment backed by WaterfronToronto will become one of Toronto's most sought after waterfront communities that will include residential, commercial and retail space.

The "before and after" shots below highlight the enormous scope of the project and the vision that the City has for the area.

The first condominium project to launch in East Bayfront was "Monde Condominiums" by Great Gulf Homes which earned near unanimous praise for the design and architecture and gave us a glimpse of what to expect in this neighbourhood.

Tridel & Hines will team up to bring a number of new residential condominiums in the next 12-24 months with Aqualina being the first.

Information is currently very scarce for Aqualina (except for the logo and the very small rendering available from Tridel's home page) but we understand they are gearing up for a 2013 launch with the sales center already under construction.

What other elements do you avoid when looking at condominium floorplans?

Condominium designers and architects continue to put a huge emphasis on high quality amenities and in the last couple of years we have seen some remarkable pool designs.  Below are 6 of our favourites.

1. E Condominiums "eFinity Pool"

The E Condominium Pool is certainly one of the more ambitious attempts.  The pool, perched on the 30th floor at the North East corner of Yonge & Eglinton will overlook the city of Toronto.

2. Thompson Residences Rooftop Pool

The Thompson Hotel's legendary rooftop area looks like it is going to get a run for its money with the longest rooftop pool in Toronto at the Thompson Residences.

3. BISHA Rooftop Infinity Pool

Bisha's rooftop has the potential to be the new "IT" place in Toronto.  Charles Khabouth's legendary lounges across the City (think Cube, Guvernment) are going to be duplicated 41 storeys from the ground and will feature a heated roof and an incredible south facing infinity pool.

4. Rise Condominiums Rooftop Infinity Pool

Ok you got us…we have a thing for Infinity Pools.  The rooftop pool at Rise looks like it is going to be the best that Mid Town has to offer.  That view…

5. One Bloor "Indoor-Outdoor Pool"

Toronto is not blessed with the best year round weather.  One Bloor's "Indoor-outdoor" pool addresses this and allows you to dip your toes in whether it's August or December.

6. Monde Condominiums Resort Style Pool

Monde Condominiums is located on the waters edge of Toronto. You'd have no idea you were lounging in the middle of one of North America's leading metropolitan cities, and from time to time we kinda like that.

The proposals listed below are all large in scope and show the direction that Toronto is headed as we work towards becoming a "World Class City".  

The list below are 7 proposals that we are extremely excited about.

1. Holt Renfrew Tower

The proposal for an 83 Storey mixed use tower above Holt Renfrew on Bloor Street has created a lot of early buzz given the location and the scope.

2. 1-7 Yonge Street (Toronto Star Redevelopment)

Renderings released earlier this week show 5 brand new towers ranging in height from 70-88 storeys and a reworking of the Toronto Star building.  This could be the new gateway to Toronto.

3. Mirvish+Gehry Proposal on King West

​Three proposed high design towers that will be the backdrop to the CN Tower in the Toronto Skyline.  The proposal has mixed opinions as the development plans to replace the historical Prince of Wales Theatre.

4. Oxford Casino Proposal at Toronto Metro Convention Centre

​The Casino debate has gone back and forth with strong opinions on either side.  Casino or not, the proposal from Oxford is incredible and features two twin towers that will include a casino complex, hotel and residences.

5. Ordnance Triangle Development by Cityzen

Cityzen's new master plan just north of Liberty Village will create a new neighbourhood that will feature 5 new residential towers (ranging 23 to 49 storeys), a brand new 4 acre park and commercial and retail space. 

6. Downtown Relief Line & Subway Expansion

There is enormous need for an improved transit and subway expansion in Toronto.  A number of new transit options have been proposed (the Eglinton LRT is under construction and expected to be completed in 2020) and it is understood that the "Downtown Relief Line" has become a priority.

7. East Bayfront – Toronto's Newest Waterfront Community

​The East Bayfront re-development has already begun and will become one of Toronto's leading waterfront communities combining residences, office space, restaurants and retail space.  Monde Condominiums is the first residential condominium project in the neighbourhood and Hines is expected to launch new residential condominiums later this year.

Brand new towers coming to 1 Yonge with the largest tower topping at 88 storeys – the current site of the Toronto Star Building

As the project starts to become more of a reality, renderings for the huge project have began to surface and, boy, are they incredible.

The project is designed by Toronto based Hariri Pontarini (whose CV includes large scope projects such as One Bloor, Shangri La, FIVE, Ordnance Triangle and Massey Tower among others) and features some very unique design features that could become a focal point in Toronto's skyline.

We are extremely excited about these brand new towers (along with other major projects such as the Gehry+Mirvish tower in King West and the 83 Storey Hot Renfew Tower application) that will only help put Toronto on the map.

The "South Financial Core" is centered around York & Bremner where Telus (25 York) and PwC (18 York) have already set up shop in towers that added almost 1.5 million square feet (Telus House - 780,000 sq.ft.; PwC Building – 700,000 sq.ft.) in the last couple of years.

Telus House was one of the first office buildings to be completed in the new South Financial Core and many new office buildings and jobs are expected to follow
 

Residential development was not far behind with ICE Condominiums, Infinity, Ten York and Harbour Plaza Residences set to join Maple Leaf Square in the budding neighbourhood.

Proximity to Union Station, Air Canada Centre and the underground PATH network are obvious reasons for the growth of this area which could add an incredible 6 million square feet of brand new office space in the coming years.

Three major towers are already under construction and include 120 Bremner Blvd (Will include up to 700,000 sq.ft. of space where it is understood that Apple Canada will be a tenant), RBC Waterpark (to include up to 885,000 sq.ft., 565,000 sq.ft. of which will be occupied by RBC) and One York which will become part of the Harbour Plaza complex by Menkes which will add almost 800,000 sq.ft.

In addition, four office towers are currently in the proposal stage and include 16 York (up to 800,000 sq.ft. by Cadillac Fairview), 45 Bay Street (up to 1.6 million sq.ft. by SITQ), 30 Bay Street (800,000 sq.ft. by Oxford) and 171 Front Street (693,000 sq.ft. by Allied).

The growth of a new financial core highlights the incredible pace that Toronto is growing with thousands of new jobs being created or re-located into the City of Toronto.

The latest residential project to take advantage of this rapid growth is Harbour Plaza Residences which will be located in the heart of the new South Financial Core and will feature direct access to the underground PATH network.  The residential portion will feature two 60+ storey towers that will feature incredible access to the new office space and amenities in the South Financial Core.

We recently got a first look at the renderings of the site and some exciting details to boot.

The site will feature 3 towers; 2 residential towers and an office tower that will feature an incredible 800,000 square feet of brand new office space.  The head tenant was announced earlier this year as HOOPP (Health Care of Ontario Pension Plan) and the office tower at One York is already under construction.

The two towers will stand 66 and 62 storeys and will house approximately 1,200 condominium suites and feature a wealth of amenity space and will also boast direct PATH access – an increasingly important feature that only a handful of condominium residences can boast.

Head to Toe rendering of CASA III borrows elements that makes CASA I & II so popular including the signature wraparound balconies, incredible amenities and one of the most inviting lobbies Toronto has to offer
