Looking Ahead: Most Anticipated Condo Launches of 2013

The condominium launch line up for 2013 looks as good as ever.  Top developers are launching in incredible locations which can only be good for Toronto.  Without further ado, here is what we’re getting hot under the collar for this year:

1. Yonge + Richmond Condos
Developer: Great Gulf Homes
Location (Intersection): Downtown Core – Yonge & Richmond

Height (# Storeys): TBD (Expected to be 40-50 storeys)

Yonge + Richmond is one of the most anticipated launches for 2013

Great Gulf enjoy an excellent reputation as one of the most trusted developers in the GTA.  The developers behind One Bloor, Monde, Charlie (among many many others) are set to bring “Yonge + Richmond” Condominiums to Toronto in the coming months.  This “AAA” location by one of our top developers has us extremely giddy with excitement.

2. Harbour Plaza Residences
Developer: Menkes Developments
Location (Intersection): Southcore Financial District – York & Harbour
Height (# Storeys): 2x 70 Storeys

Harbour Plaza Residences is a major component of the growth of “Southcore Financial District” at York & Harbour.  The budding neighbourhood is currently home to one of the most sought after condominiums on the resale market (Maple Leaf Square) in part due to it’s proximity to the Air Canada Centre and Union Station.  Harbour Plaza residences is expected to draw HUGE demand, especially following the success of Ten York in the fall of 2012.

3. 460 Yonge Condos
Developer: Canderel
Location (Intersection): Downtown Core – Yonge & College

Height (# Storeys): 60 Storeys

​Canderel have quite the development CV under their belt.  Not only are they the developers of Canada’s tallest residential tower (Aura), but they are responsible for some of Toronto’s most popular condominiums such as College Park Condominiums (761 and 763 Bay Street), DNA Phases 1, 2 & 3 in King West and recently ventured into Montreal to develop Tour Des Canadien which will be attached to the Bell Centre.  Their site at Yonge & College has been on our radar for some time, and it looks like it will finally hit the market in 2013.

4. River City Phase 3
Developer: Urban Capital
Location (Intersection): West Don Lands

Height (# Storeys): TDB – Expected to be 30-35 Storeys

Ahhh River City.  Phase 1 was the first major condominium in the re-development of the West Don Lands and is almost complete and is turning out to be among the most visually stunning towers in the city.  The second phase is now gearing up for construction with Phase 3 in final stages of design.  The third phase will sit a little further south and directly north of the brand new Don River Park and from what we have been told will look even BETTER than Phase 1 & 2!  We predict River City Phase 3 will be one of the hottest looking projects of the year.

5. High Park Condominiums
Developer: Daniels Homes
Location (Intersection): High Park

Height (# Storeys): 14

Condominiums located on large parks lead to stunning views.  In New York City, condominium residences around Central Park are over 100% more expensive than their non-park counterpart.  While High Park isn’t quite Central Park, it’s certainly not a bad substitute.  Located in popular the popular Bloor West neighbourhood by Daniels, High Park Condominiums is expected to be a huge hit when it launches later this year.

6. Pier 27 Phase 3
Developer: Cityzen
Location (Intersection): Waterfront – Yonge & Queens Quay

Height (# Storeys): 35

Pier 27 Phase 1 & 2 were both extremely well received and will be Toronto’s premiere waterfront condominiums.  Phase 3 is expected to be the tallest of all the towers (approximately 35 storeys and over 600 suites) but details have been kept very closely guarded.  We’re hoping 2013 will be the year that Phase 3 finally hits the market!

7. Canary District Phase 2
Developer: Dundee Kilmer Developments

Location (Intersection): West Don Lands

Height (# Storeys): TBD

Canary District is one of our favourite emerging neighbourhoods.  The site will be used during the Pan Am Games to house the athletes and the master planned community will feature new parks, transit, new commercial space and the biggest YMCA in the City.  The second phase of the project is expected to launch this spring.

8. 365 Church Condos
Developer: Menkes Developments

Location (Intersection): Church & McGill

Height (# Storeys): 30

365 Church Street offers an incredible location for investors with excellent proximity to Ryerson University and the new Mega Loblaws

Menkes are the only developer to feature twice on our list.  Their site at 365 Church was finally approved by the City and looks like it will be hitting the market very soon.  The proximity to Ryerson University and the new “Mega Loblaws” makes it an extremely attractive proposition for investors.  This is definitely a site we are keeping our eyes on. 

9. East Bayfront Redevelopment
Developer: Hines

Location (Intersection): East Bayfront

Height (# Storeys): TBD

Master Plan for East Bayfront – another emerging waterfront community in Toronto.  Hines are expected to launch the first of a number of new condominiums in this neighbourhood this Spring

East Bayfront is another emerging waterfront neighbourhood in Toronto located at Queens Quay & Lower Sherbourne.  Monde Condominiums by Great Gulf was the first condominium project to launch here, and now Hines will be looking to bring a number of additional residential developments to the neighbourhood.

10. 155 Redpath

Location (Intersection): Midtown – Yonge & Eglinton

Height (# Storeys): Approx. 35

Yonge & Eglinton is already one of the most popular neighbourhoods in Toronto but the next few years are going to see huge development here to take it to the next level.  The Eglinton LRT (already under construction) has put massive eyeballs on this major transit intersection in Toronto and project such as E Condominiums, 30 Roe, The Art Shoppe Redevelopment and 155 Redpath will bring a new level of quality residential to the area.
